The internet is a wonderful resource for most everything — incredibly convienent, easy to navigate, and with access to nearly everything at your fingertips, it seems like the ideal place for commercial real estate investors to make a fortune.
Unfortunately, that is not the case. If you are looking to find the really good deals, you still need to hit pavement and do it the old fashioned way.
The reason for this is simple: as listings hit the internet, there has been a mass homogenisation of listings — with the availability of brokers, buyers and sellers, nearly everything is priced at “fair market value” — and good deals are few and far between. And as a commercial real estate investor, you are looking to knock it out of the park. The old rules still apply to find the best deals — hit the streets, find decrepid and dated places, disused areas, and find the owners to talk to face to face.
